Interior
Woodwork- 3.5 inch colonial baseboard with 2.5 inch colonial window
and door trim. All interior doors are 6 panel hollow core masonite.
All exterior doors are insulated steel. All woodwork and trim will be
painted semi-gloss white.
Smoke
detectors- per town requirements will be installed by builder.
Flooring-
$ 15.00 per square yard allowance including installation through Builder’s
supplier. Builder extra charges apply and will be quoted for
floor areas that have ceramic tile or areas not scheduled in standard
layout for vinyl.
Appliances- Builder will install a standard range,
over the range microwave, and standard dishwasher from builder’s selection
of appliances at no charge. Any other appliances or
specialty appliances to be installed at an extra charge to be quoted
upon request.
Lighting-
Builders choice of fixtures. The standard electrical plan does not allow
for any overhead lights or fans in the bedrooms or living rooms. Fan
lights will be installed at an extra charge to be quoted upon request.
Cabinets-
Builders choice of cabinetry. Standard
cabinets are maple, countertops are laminated
with a 4 inch backsplash from builder’s sample selection.
Plumbing-
Design built in compliance with state and local building codes. All
fixtures are American Standard or equivalent in white or off-white.
All faucets are Delta or equivalent. Hot water to
be supplied with a 40 gallon gas hot water heater.
Electrical-
design built to comply with all local and state building codes. 100
Amp Circuit Breaker Service.
Heating/Cooling-
Heating supplied by a forced hot air system, Trane 90+ efficiency, fired
by natural gas. The standard system includes Central Air Conditioning.
Walls
and Ceilings- Drywall finished with Atrium white flat latex paint.
Additional paint colors or textures are optional and will be quoted
upon request. Ceilings and closet walls are drywall painted white.
Cable
and Phone outlets- 3 of each supplied and installed by builder.
Deck-
an 8x8 deck constructed of pressure treated lumber is included.

etc. will not be supplied or installed by the builder.

Extra
Items- Any items not included in this agreement and requested after
the signing of the Purchase and Sale agreement must be paid for in full at the
time of order and are non-refundable.
